Oh boy. I did that on or first trip. I had a bike rack on it and the bike took the damage. Of coarse it was Dianna's bike.

Looks great !

I'm heading that direction tomorrow to bring our boat down for the winter. The boat will be in Naples, but we frequently boat to the Fort Myers Beach area for lunch, etc.

Winter home

That's a beautiful lot! The view and the manicured lot with pavers. Nice place to call home. Do they have spots available for transets stopping by?

Phil round 2 of questions.

I take it that the people running the park do not cut grass on the individual lots once they are sold ?

I like what you did with the pavers and the landscape wall. Does that eliminate any grass on your lot that you would have to have cut ?

They will cut the grass. I have grass in front but none around the MH. Some folks have left the grass around the pavement. I didn't want them cutting by my MH

Boo we will pay 3500 a year between taxes and HOA. HOA should go down as more lots are sold. That isn't promised or implied but is the case in most RV parks I have looked at.

Yes I have a deed for the lot. I own it and when the park is 90% sold the park becomes the property of the HOA.
Our reason for buying was that because of my back and neck issues traveling from spot to spot is to difficult so we wanted to be in one spot more often. We still travel but not as much as we had hoped to do. Second because we full time and it gets cold up north we need to be in the south for 6-7 months. Rent and availability were becoming an issue. We just didn't want to spend that much for the parks we wanted to be in. Every time we made a reservation the price went up. We found that a1000 a month seemed to be becoming the norm and we felt we should either find something cheaper or buy where we really wanted to be. So for 3500 approximately we could have the lot we want. They tell me that I can rent the lot for 1600 a month. I'm not sure I believe them but even at 1200 or so I can rent it and it's a 80/20 split. We get 80. So if we decide to go west some year we should be able to rent it and at least break even.
We certainly don't have all this figured out yet and it might not work like I think it will but it's or best foot forward and we will see what happens. The good news is at our weekly meeting they said the part is full January and February.

That was my next question: if you could rent it when you chose not to be there. Some of the ones we looked into allowed for a lot to be rented but the office ran the rental program: It was not a rotating rental program. Certain lots were for rent and individual owned.

When people came in to rent them the office allowed the renters to choose which lot they wanted to rent?? Thus maybe certain lots would never get rented. I felt if there were 15 lots that were available for rent they should rent on a revolving basis.

Thus so far we haven't found an ownership program that works for us. We rent a lot now on a yearly basis. Yearly Figures out to be equal to 3.5 months rent.

There is an Escapee Club park near Temecula, CA. It looks similar to your place and is about half the price. Thanks Ben. We had planed to have the wall tall enough to sit in but it's a block or so short. Now that it's in we kinda like it as it is. Our plan and reality seldom mesh.
