Deciding on new 270S or FR3?

This forum has been a good source of feedback! I am considering getting a new 2017 270S or FR3 29DS. The FR3 has a "better" floor plan (more storage) for my needs, but I feel the 270S is better quality plus 2 feet smaller - hence less storage, ...

It was brought to my attention that the 2017 model line for Georgetown is being totally overhauled for 2018. All of the Georgetowns will fit into 1 of 3 new models GT3, GT5, GT7. Georgetown will become GT5 and XL will become GT7.

So the dilemma is wether to order a 2017 now or wait until the 2018s are available late spring. I am not in a rush so I can wait, but I have a decent TI (not great) on my TT right now.

Is there anything anyone wishes was better, upgraded, ... on their 270S?

Are there any problems I should know about?

We love our 270S with two exceptions. We find the dinette a bit uncomfortable when hanging out and we cannot figure out a good place for the toilet roll.

Other than that it perfect. Short and gets into places others can't. Handles well (after rear track bar and CHF), good storage, king bed. Layout good, a bit tight on the road, but if we pull over I open the slide up 8-12" and we have lots of room to get by each other.

The 270S met our needs. We traded down from a 37 foot gasser.

I love it, but its my first motorhome...so, nothing to compare. Toilet roll comment from dhind made me chuckle, I thought that was just me. The king size bed was the main reason of purchase. Biggest bed, smallest motor home.

Regarding Toilet Roll, I would have to be in the 270S to say for sure, but on my TT, I installed it on the inside of the door below the sink. Easy tio get to and will stay dry. See if that is OK with your 270 layout.

BTW, I'm in the negotiating stage and I am amazed at the arrogance of many dealerships. I may wait for the big show in Early 2017 to finally sign a contract. If not, my TT is just wonderful.

Where are you located? I *might* be of some help in negotiating a stellar price...

Thanks for the offer. I have already received reasonable purchase prices. The complication is NO ONE will pay a reasonable amount for a trade in. They expect their buyers to sell their existing vehicle themselves or take a MASSIVE HIT. The RV industry shoots themselves in the foot with this approach..

Just checked it out, looks like that will work. Now to run it past upper management. Thanks!!

We bought our 270s about 3 months ago. Installed Sumo Springs, inverter, Sat Receiver, Blu ray player. Coming from class B, it seemed huge but quickly become used to it. Love the small size, the slide out tray in rear storage, two AC option, 5500W generator. But only don't like is the step up at the bottom of the slide that protruding when you trying to get on to the dinett or get something out of closet, You can accidentally hit your toes specially when slide is in. I've heard FR will discontinue 270s in 2018 so 2017 is the last model, if it is correct.

I was a bit concerned with winkles at the four corners on the roof of GTs and FR3s when I was shopping around. Some looked good and some looked really bad. One particular brand new one was so bad, some winkles were actually cracking. My 270 s has some winkles and dealer ship took pictures to document just in case it becomes worst. So far, it seems it does not get worst but time will tell.

Also had to replace the slide motor assembly due to stripped gears

We had the wrinkles in the roof repaired and also had a stripped slide gear motor. Other warranty issues was paint runs, fibreglass cracking, windshield sealing, and paint overspray. The major concern was during assembly they drove a screw through the propane line. Did not seem to leak but made the fridge run intermittent. I give kudos to the mechanic who found that one.

A bunch of other small items that were fixed, mostly cosmetic.

Our 2 year experience with the 270s

We've had our 270s for 2 years. Our decision to purchase this was based on the following:
1.) Small enough to get into most State Parks, so it had to be 30 feet of smaller.
2.) What ever RV you buy always make sure that when the slide(s) are in, can you open the bathroom door, or even use the bed? Surprising how many RVs we looked at that were wonderful with the slide(s) out... but with the slide(s) in their travel mode - no way to open the bathroom door or even use the full extent of bed.
In fact some RVs when the bed area slide was in, you could not access the clothes drawers. Odd that you'd need to extend the slide to get a pair of socks.
When traveling - if we need to stop at a rest area or Walmart for a few hours rest - we have the access we need, without having to extend the slide.
When shopping for a RV - always ask to see what kind of access you'll have when the slides are in travel mode.
Likes:
1.) We like the solid counter tops and stainless steel sinks. Other RVs we looked at had cheap plastic sinks and Formica counters.
2.) We also opted not to have an oven - and use our Convection/Microwave instead. The added storage space where the oven would have been, is great!
3.) The external LP gas connection for the grill is great. Very easy to use.
4.) TV location - over the sink area is easily viewed from the seating areas. The additional storage behind the fold up TV is very nice
We were amazed at how many RVs still have the TV over the Drivers area ... very hard to view from several areas - a real pain in the neck!
5.) The fold down bed has been dubbed by our Grandson as his 'Man Cave' ... works very well and when not in use, is well out of the way.
6.) The views out of the front windshield are great - other RVs either had post columns or the dash location pushed the driver/passenger seats back to the point that part of the extreme right/left views were obstructed.
7). Solid fiberglass roof - we did not want a rubber root to maintain.
8). Two AC's! In the hot Southwest Summers - we wanted that extra unit. We were amazed that the 270s came with 2 units - when so many other RV's we looked at only had 2 ACs on units longer then 30 feet. (Again this was 2 years ago).
9.) Due to the hot Southwest sun, we opted for full body paint versus decals that would peel. Price difference was minimal (at least at Motor Home Specialist in Laredo TX).
Dislikes:
1). The roof 'wrinkles' mentioned happened to us as well. We contacted Forest River who arranges with Lazy Days to retro fit metal covers from their diesel models. Seems on the shorter wheelbase flexing of this curved area can crack the fiber glass. Kudos to Forest River for their identifying this issue and to Lazy Days for installing the kit to repair this problem
2. The windshield needed some new caulking ... we had a small leak that lead to this work being done.
3.) The window shades are ok - but a bit stiff to raise and lower .. we'd have preferred the newer roll shades - but there were not available 2 years ago. This is a 'nit' on the dislike column.
4.) Another 'nit' ... having a TV outside. We've not used this in 2 years. Would have rather had this area for storage.
5.) The headlights are switched on by a twist switch on the dash. When I stop, I frequently forget to turn off the lights ... This may have changed on newer model years - but having the lights turn off when the engine is turned off would be an improvement.
Overall:
We enjoy the 207s .. it has been very easy to drive, easy to setup and comfortable to stay in.
Hope this info helps.

Decided

Thank you for your detailed reply. I decided on the 270S - due to my perceived higher production quality. The only item I liked on the FR3 was it's floorplan & storage, but that came with an extra 2' and membrane roof - both of which were lines in the sand as they say. Hopefully, my order will come to fruition tomorrow. Kudos for the roof fix scenario - if I have it also.

The access when the slide is in we learned with our TT. That is a major line also. Not getting bunk - more storage available. We actually use our outside TV - wife streams FB games at tailgates, .... BTW from cell phone vs outrageous Sat TV prices. Pros & Cons for all there ....
