Did you winterize your motorhome, or did you have it done? It sounds like your by-pass valves might be in the wrong position and that's usually the reason you get warm water instead of hot water. Also, did you wait long enough for the heater to do its job?

For propane not working....

When you use the starter button for propane, do you hear it try to start with the clicker unit to ignite the flame? You need to be outside to hear it properly. The gas unit wil usually try 3 tines then go into lockout. If after a few tries, maybe there is blockage in the tube going to the flame burner....use compressed air to make sure it's clear. Or.....

If you're starting the heater with gas for the first time this season, make sure the propane tank is turned on. Then start all burners on the stove, and run for 2-3 minutes each. This helps the propane flow down all the tubes to the water heater. Is your propane alarm sensor working? If it's not, the gas will not flow.

Warm; not hot:

Check your bypass valve; it should be closed when operating. Also check shower wands (in and out) for the button shut off at handle and valves opened. Mixing of cold water with hot can cause this.

Lots of things can cause the water heater not to start on propane:

1) Check that you have propane pressure. Can you smell propane at the water heater when it is trying to light on propane? It can take several minutes to purge the lines of air.

2) It can be locked out. After 3 tries to light the propane, the water heater will lock out and you will need to shut off the propane switch for a few minutes (5 is safe) to reset the system to try again.

3) Can you hear the water heater "sparking"?

4) The water may already be "hot" IN the water heater. If it is lukewarm at the tap, and your bypass valve is open, the water IN the water heater may already be as hot as its going to get, so no additional heat is called for.

Also check (if your trailer is so equipped) the outside shower and make sure both faucets are closed.

Same with your bathroom shower. Make sure these faucets are turned off completely and not just shut off at the head.
