Weeping Hot water heater, 2011 360DS

Has anyone else had issues with hot water heater constantly weeping? I have cut hot water off, released pressure, via faucet, and released pressure at the pop-off valve, then closed every thing and put water pressure back on heater to Quote" put and air pocket in heater". This works for about 1 hour and then the weeping begins again. I feel that most likely it is the pop-off valve that is defective, just researching to see if any one else has had issue and if that was the fix. As always, all responses appreciated from all the knowledgeable people on this site.

Just wrap a paper towel around the pop-off and wait to see what happens. Is the drain plug/anode rod in tight and not cross-threaded?

Can you tell us where the weep comes from? The idea of a paper towel on the pressure relief valve is a good one. If that doesn't show a wet spot then switch to the anode rod. It easy to cross thread the anode. If it is the anode, unscrew and put some teflon tape around the threads and then very carefully reinsert the rod. While you have the rod out check its diameter. It starts about an inch thick and then erodes as the rod is "sacrificed" to save the heater walls. When it gets to three eights or so thick replace it with a new one while flushing all the sediment out of the heater. It will give you longer trouble free operation and a faster heating cycle.

Thanks, pretty sure it is dripping from pressure release valve, will confirm though with paper towel and then go from there.

It could be something as simple as a piece of debris on the seal of the PRV. If accessible relieve the pressure and take an old toothbrush to the opening. This is easier to do if removed but it may prove to be the problem. Good luck! Let us know what you find.

Yes, my 2011 Georgetown pressure relief valve dribbles a little when hot. I plan to have it replaced under warranty, but it's a minor thing, so I was waiting until there was something else that also needed fixed before taking it to the dealer.

I have the same problem with my PRV, 5yrs old now. Are they the same as you find on your stick house? Also do all HWH have an anode?

Yes, it's the same t&p valve as a house water heater, and no, all tanks don't have anode rods. The plastic Atwoods don't.

If you have a Suburban water heater be sure to check your anode rod. It should be over half an inch thick. Mine was slimmer than a pencil when I first took it out. Replaced it and drain the heater every time I put the MH into the storage lot. Now it seems to last forever.
