Is this a good price for a cottage model trailer?

We are looking at the purchase of a 2016 Cedar Creek Cottage 40CD to replace a bunk style trailer at our permanent sight. I'm hoping to get some guidance on a fair price for this unit understanding there is not much of a sample size for this type of trailer. List price on the unit is $73,080, they are looking to move this for $44,588. Seems like a substantial discount but I also know these are not the fastest moving units. Thanks for the guidance.

According to seedealercost.com that is under invoice for a totally non-optioned unit.
