Rising RV storage rates

I store my travel trailer in a local self storage facility between trips. I have a nice parking space on concrete with a good access for backing trailer into space. Close to home, good security, and clean facility. Only issue is the rising cost. I have been there going on 3 years. The first year there was a 7.5% increase in rent. The second year 9.5, and 9.5% again this year. I did comparison shopping to check on options this time, and sure enough, my rate is within market parameters. In the process, I discovered that the storage facilities apparently increase rates, in part, according to computer programs that monitor the increasing property values. That seems to fit with the sense I get of what property values are doing in my area. The "hitch" for me is that my income is not reflected in those increasing property values. I felt fortunate to get a 2.9% increase this year, and a portion of that will go for higher health insurance rates. I was wondering if other RV owners who store off their own property were facing these kind of increases. If so, could Good Sam or other RV organizations be possible advocates for us with storage companies?

I’ve had storage at a local place here in SoCal now for the last 3 years and it was $98 a month for a 35’ back In spot on asphalt with cameras and a gated surrounding. The price has not gone up and it seems to be the going rate here. The biggest issue here is finding an opening at any storage area and once you have one you don’t let it go unless you are 100% not going to need it again. Case in point, we sold our Jayco 5er mid summer and was shopping for about 2.5 months for a new 5er but I still paid the monthly fee even though we weren’t storing there knowing we would have another RV soon.

I really like our lot. The guy who owns it lives there and makes sure that stuff happens properly. He's got a full time mechanic who can/will do many upgrades and maintenance chores. They park trailers for you and will park motorhomes if you can't. They pull your trailer up front ready to hitch and go. Call in advance and they will pressure wash it, sanitize the fresh water tank and fill it for you and start the fridge. $55/mth for outside storage. He's full with a waiting list.

I pay $109 a month for a covered RV spot 12 x 45 with a 120 electrical outlet. Whole area has fence, gate and security cameras.

I have stored my RV's in the same storage lot for10 years. My rate has stayed the same since 2010 at $660 for 12 months. I also get two free months each time I pay the yearly storage fee for paying in advance full for the year.

The storage lot is locked and paved where I store my unit and is under a closed circuit TV monitoring system. The rates are based on how long your unit is. Outside storage on a gravel fenced in site, but no monitoring starts at $35. a month at this storage lot. This is why I pay a little more for my storage cost since I have a monitored paved site.

Storage rates reflect the supply and demand in an area. Rates are different in all areas I think there would have to be some value/return to Good Sam or others to advocate for RV owners and the same for owners of the storage to do the same. They do provide discounts with campgrounds and campground owners pay for this to ensure their spots are filled, storage facilities don't have that problem. JMHO

Here in Southern California my spot in a secure storage facility is $200 a month for our 36’ 5th wheel. Inside would be $450. At one time I was paying just $220 for inside, but they went out of business. I envy people in other states paying $100 or less for storage.

I have stored at the same place for the last 7 years. The rate started at around $100/month and jumped up to $116/month a few years ago. No recent increases. I park on asphalt in a uncovered, secure, well lighted facility with on site security after hours. No power or water, no dump station.

There aren't many places in my area where you can get RV storage, let alone covered with power. With the increases in RV ownership in the last few years, and no new storage places built in my area, you would think the rule of supply and demand dictates the price. I just haven't seen a price increase in 5 years. Maybe that is a good thing!

Don't hate me, but every time I read a thread like this I thank God for leading us to buy a home with an RV bay. Heated, too, so no winterizing, even though we're in Colorado above 7,400 feet elevation. Thanks for all the good info, though!

I store outside, uncovered, secure, well lighted facility with on site owner.
No power/water but free dump station and free air for tires. $55 a month if you pay in cash $5% discount. Hasn't changed in 3 years.

We live in a small town in Minnesota with one available RV outside storage facility. They were charging $35 a month for the last several years but raised it to $45 a month in 2017. in any case I think that is relatively reasonable.

The facility I was at raised rates on who when they wanted. I was paying $45 and the 5er beside me was $55. There was so little space between my 5er and the building in front of me it was hell getting a 43'er backed in. I moved to a new facility across the street with much more room, I can basically pull forward and back straight in. Water, no electric at $45 monthly. Well lit and gated gravel, monitored. He has a lot of room being open just 1 month but that will not last.

Really appreciate everyone's input. I did a quick math analysis. With my $133 a month thrown in, we have six rates logged in so far. Not counting discounts for advance payment. The high was $200 and the low was $55. Average is $118. It seems few are experiencing annual increases like I am seeing. I wonder if it has to do with the type of storage facility. Mine is a general self storage, mostly locked indoor units. They just happen to have about 20 outdoor parking spots on an inner concrete parking lot. A half of those are used by small businessmen with trucks, wreckers, and trailers of various sorts, plus a boat or two. I wonder if spots at dedicated RV storage lots are less expensive and and are handled differently. And with more/better service.

In the area of Texas that I live in, the rates run around $140 a month for covered, secure storage with electrical hookups in a 14 x 40 spot. The price has not changed in three years. The demand for covered storage here is great and you do not dare give up your spot or you may be on a waiting list for years. There is just not enough covered storage here...uncovered storage is plentiful and runs around $70 a month.

Up to $85 from $65 over the last 4 years in a secured and paved site. The place has every spot full as does the two other facilities within a reasonable distance. Boomers retiring ....record RV sales....and demand for a place to keep em is booming. Good business to be in right now!
