2006 Grand surveyor gs 260 Water Leak?!

Hey All,

We bought this trailer last spring, used it the year (sitting in a park the whole year)

I noticed there was a small leak in the "toilet room" where the "fantastic fan" is located. One of the white screws are slightly rusty. So I went up on the roof and sealed it and seemed to be good for the rest of the year. Came back this year and I notice that it's leaking again.

I also have an issue with the blackwater tank valve, so I started to cut some of the under-carriage's insulation to see if I could get at the valve, and noticed some clear water and ice in there. (it was about 60 degrees outside) Would this water have come from the leak I have in the toilet room or is this relatively common due to condensation, etc?

Does anyone know how to get at the valve? Do I need to cut some of the insulation (at least make a flap I could glue or silicone back together?
