Actually it's more about safety. With conversions who knows how well they are wired and how safe propane systems are.
I think a lot of these exclusions are the result of rv park insurance company requirements as well as possible local ordinances.

@JayArras We've had a regular travel trailer and 2 fifth wheels. The molded FG trailers are not spacious but they are extremely tough and less prone to water leaks because of the 2 piece shell. No seams between the sidewalls and roof. Every design has its pros and cons. Depends on your goals.

The ones that I've seen were nice. Equipped with residential appliances and cabinetry. I suppose there are some "ratty" looking ones out there, though. In full disclosure I have seen some 5ers and TT's that my dealer has taken in trade with their "mods". Often times they look like victims of the Saturday Afternoon Electrians & Plumbers Club. Really bad.

I too have seen both.
From an RV Park owner's perspective looks are probably high on their list but at the top will be safety.
Face it, when in the average RV park your neighbor is close and in the event of a fire it will most likely spread rapidly.
Park owners (and their insurance companies) probably feel an RVIA sticker applied at the factory lessens risk and doesn't rely on unskilled parties deciding who stays and who doesn't regarding vehicle types.
Kind of the same thing where permits are required when building or modifying your house.

I live in a resort that has park models and RVs mixed together in our 800 unit park. Our rules state anything over 10 yrs needs to be approved prior to coming in. We take offence having trailer trash next to us and have pride of our surroundings.

The 10-year rule has been discussed many times here previously. Likely in this very thread.
It's sort of a catch-all for owners to fall back on if they see a trailer that's obviously not been kept up with. I don't believe it's a rule that's strictly followed.
I personally have never seen it enforced and I'm not even sure I've heard of anyone else who has had it enforced against them either.
In fact, I've driven through more than a few CGs where it probably should've been enforced but wasn't. Ones that have obviously been abandoned for many years. Especially the one time I saw a camper that literally had a tree growing up through the roof!

We were in a place where a bus conversion (not a schoolie) was in the next site over. It was probably from the 1950’s and was one of the nicest rigs I’ve ever seen. Age means nothing!

Our resort has maybe 500 park models with spaces for RVs till new park models fill their spots and is 55+ community. We have about 60 different activities a week to entertain us. It gives the snowbirds a chance to try us out before buying in. So it's more a resort that a campground.

Oh, The Campground we go to is a little bigger with 850 campsites, and 2500 permanent sites. (From houses, to trailers and campers) . Can't afford a permanent site there.
We like to get away from nature once in a while.
