Bedroom slide out floor rotted / water damage!
Hey guys...
Noticed as we were prepping for our labor day trip that the floor of our bedroom slide was wet underneath and the wood almost completely rotted away!
This is on a 2016 Coachman Chapparal 360IBL. This 5th wheel is stored indoors except that it is out in the summer between trips. I have been meticulous on caulking and sealing the roof...
Anyone have ideas what I could have missed. Nothing in the roof, sidewalls inside or out, or even the floor above the plywood is even damp.. or shows signs of ever being damp.
I do have extended warranty... has anyone had luck getting them to warranty water damage?

May be coming from the slide seals not sealing.

The bottom corners of my slide was not sealed and rain water was coming in during heavy rains. The dealer says it was supposed to be that way. They said they were weep holes in case there was a water pipe burst inside. Yet the same model on another lot had them sealed. I took pictures and showed my dealer and then they fixed it.

I had the BR floor rotted in our 2016 Silverback. Did not even know it but when I took it to Orvan he found it. He said a lot of folks don’t keep up with the sealant that is along the decorative trim along the bottom on the outside of the slide. Check your sealant with the slide closed along the top edge of the border piece that goes along the bottom of the bedroom slide. You know, it creates the sharp corner you would cut your head open on if you did not put a pool noodle on it..
The reason it is neglected is it is out of sight. Can’t see the seam unless you are on a ladder.. worth a look.

I think you nailed it... I checked that seam out and there were a couple spots that were not sealed well... of all the places I have caulked and sealed this rig... i never thought about that trim piece... ugh.

I have a Coachman Brookstone and found the same problem. Fortunately I caught it when it had only started to rot the first inch or so. Source of the leak is missing or bad sealant on the top edge of the bottom border piece (exactly as described in the quote). My bedroom slide has a slide topper, but that didn’t help stop the rain that dripped down into the top edge of the border piece. A bad piece of work at the factory - and we’re stuck with the results.

slide out leak
As mentioned above I tried several different sealers on mine nothing worked, finally I put clear Gorilla tape on it so far so good

Fixed it myself.
I had the same issue with about 8" of the floor damaged. I cut it back a foot. Then put 2x4 braces under the bed frame as far back as it would go. Then I attaced a new board to the braces. I used treated wood for all the repairs.

I also have a 360IBL and noticed a similar thing on my fridge slide (found right about 12mo ownership). Since I had a blowout in that area, I wasn't sure if it was due to the blowout damage (exposed after the blowout) or the fridge leaking. I suspect now it was neither but rather the trim piece as described above. I would have never thought this to be a point of intrusion.
I will go out and check my bedroom slide for rot and check the seal on all slides.

Was going to use the stuff you use for a truck bed liner , but rain was coming so I settled for the Gorilla waterproof patch and seal tape - 4” wide. This works under water and creates a permanent bond. Overlapped the seams and it creates a better finish than the original paper.

My trim is under the side panels instead of the trim over the panels. I assume it would be harder for rain to get in. But if I see a place that is a possibility of leaking I seal it.
