winter use of tt

I'm looking for some advice. We keep our 27' catalina at a seasonal park. We've winterized it every year in the past but this year I'm thinking about using it during the winter months. The cg is open all winter but they do turn the water off. Power and sewer stay on. I'm thinking about getting one of the 45 gallon portable water tanks. There are no existing tank warmers.

I guess what I need to know is what things do I need to do to keep everything in good shape in between our monthly visits of 2-3 days each time.

Please don't worry about offending me...I'm smart enough to know what I'm stupid about!
