Cedar Creek Cottage 40CCK - Black Tank

We have a 2014 Cedar Creek Cottage 40CCK. Instead of the traditional gate style valve to drain the black tank, it has a cable style system. I've had numerous problems with pump outs, with the campground folks being unable to open the valve. I've tried silicone, light weight oil, but nothing seems to keep the valve from sticking. In addition, the design of the tank lends itself to clogging. Any recommendations?

I have the same model. Haven't had any issues with it. You should still be under warranty so I would call the dealer/cedar creek and have them correct the problem.
