Fresh Water Tank Valves Cherokee Grey Wolf 22RR

Hello, I am hoping someone with more knowledge can help me out. I've looked through the threads but didn't see one for this particular TT. 2016 Cherokee Grey Wolf 22RR.

My fresh water tank valve is leaking. I assume this is the fresh water tank drain valve. It's the very left hanging vale in the picture. As you can see in the picture, a water drop is about to come out. It's a slow leak, a drop every few seconds.

Can someone also explain to me the difference between this leaky "valve" and the "low point drain" valve closer to the front of the TT?

Low point drain is just that..the lowest point in the system. All it does is drain water from the lines. I believe what's shown in your pic is the tank drain and vent line for the tank. I can't tell from looking, is that an actual valve on the line or just a screw cap? Mine has a screw cap and was leaking a little. There was a rubber insert in it that wasn't seated all the way. Pushed it into the cap a little more and tightened it and the leak went away.

On my 26DBH my tank drain leaked a few drips every so often. It was the crimp connector on mine that was dripping. A squeeze (be gentle) with pliers crimped my connection another clock or two and it solved the issue.

I think it's a screw cap, not a valve, but I'll check to make sure. Sorry for the confusion. YES, I'm hoping you're correct. I'll check this weekend, take the cap off and re-seat the rubber insert and see if that helps.

I'm going to crawl underneath this weekend and see if that is a crimp end or a screw cap. The post above mentions a rubber insert in the screw cap could be loose, so I will check for both situations this weekend.

If it IS the fresh tank drain it is ALSO the pickup tube. It is a T fitting. Top screws into the tank, bottom has a screw cap to be the drain and the side is the crimp pickup tube for the pump / plumbing. Do not gorilla the cap or the crimp. they are only plastic and will break easily.

I see what you're saying... Makes sense.

I've only applied hand twist pressure to try to tighten the cap but still leaks. I won't "gorilla" it when I check it this weekend.

The hose on your right is your overflow and the one on your left in pic is fresh water tank drain. You can replace that cap with a valve. A lot have. I'm going to move mine closer to the side of camper so I do not have to crawl under the camper to drain fresh water tank.

Hey Rmac and Doc, what kind of valves did you replace with? I assume that when you "move" the drain closer to the edge you would secure it to the frame somehow..

I did not relocate mine. Put brass 1/4 ball valves on the drain and the two low point drains. Bought ones with hose bib ends. I hook a hose to the drains to run the water away from the house (parks next to the garage) . I have also used the low point drains as an easy hose hookup for washing stuff if needed. I did not mount them anywhere, just hang up under the frame.

I re-routed my freshwater tank drain and vent/overflow lines. Mine were located between the two axles. It was a PITA to crawl under the trailer and reach between the axles each time I wanted to drain or close the drain on the freshwater tank. I got the fittings at Lowes to go into the tank lines and ran 1/2" pvc lines to the rear of the trailer. I then installed two pvc shutoff valves at the end of the run. I supported the lines with two automotive muffler hangers. This has made life a whole lot easier. I will post pics later of the install.

One other thought. The caps for the low point drains and the FW drain are different. Look inside and you will see the difference.

Why did you put a shut off valve on the vent line? I would be concerned that I might forget to open it when filling the FW tank. That could cause problems. Seems like just a vent cap or screen to keep critters out would work.

Flybob, I put a shutoff valve on the vent/overflow line to save water. We stay at a state park for 4 - 5 days once a month plus our other trips. They have electric only on their sites. When I would fill up the freshwater tank, the water would slosh around in the tank and come out the vent/overflow line. By the time I would get to my site I would have lost 4 - 5 gallons of water. Now when I fill up the tank, and the water comes out the vent, I know the tank is full. I shut the valve on the vent line and proceed to my site and do the set up chores. By then the water is not sloshing in the tank and I open the shutoff on the vent line. Only water that comes out now is the water trapped in the pvc line. Yes, I realize what can happen if the vent line is closed while filling - you make a 40 gallon water tank into a 50 gallon tank.

Here are the pics of my freshwater tank drain and vent/overflow mod. My lines from the tank were "garden hose" type lines and not pex lines. I shortened them and inserted a nylon barb with a threaded end into the lines and used stainless worm-gear clamps to secure them. Next I threaded a 90 degree elbow onto the nylon fittings. Next glued 1/2" pipe to that and another 90 degree elbow to the end of the pipes for the pvc shutoff valves. Added 45 degree fittings to shutoff valves so that water would aim down and not straight out. Used 2 automotive exhaust hangers to support the water lines. This sure beats having to crawl under the trailer and reach between the axles to access the freshwater tank drain. Here's hoping I get the pics downloaded correctly................

Great Pics retiredcamper! That gives me some good ideas. I'm going to get underneath this weekend and see what those end caps are all about on the fresh water tank. That will determine what I can do with it.
