1st of all, I would make sure the bypass valve is completely closed.

2nd think is to make sure it has water in the tank prior to turning it on or you will fry the element

you turning it on the gas or electric?

Like stated above verify you not in Bypass cause that will most definate cause no hot water

Luke warm water

If the electric element is burned out the water will get luke warm but it takes a while to heat. The water has some resistance [impurities] and this is the result. Hope this helps.

Here are the Suburban manuals for the 6 and 10 gallons water heaters.

poorturtle, I'm think with these single heating element WHs if the element burns out the water would be cold and not luke warm.

Just reporting findings

On my Trail Bay last year I experienced a burnt out element. I never realized the elemet was out as the unit was operating on LP for the season. When the weather turned cold in the fall I left the electric on to prevent a freeze up. The next time we used the unit I tested the water and found it to be luke warm. Being an Engineer I just had to know why. A local chemist explained the process to me. I report...you decide. Thanks for listening.
