Rear Black & Grey Valves Hard to Open

Hello I have a 2014 Cedar Creek 36B4 and the rear drains for black and grey are extremely had to pull. Had the black tank valve replaced and still the same. They seem to be binding and was wondering if anyone else has the same problem? Every time I pull the valves my arm gets cut from the body panel. I have to sit on the ground and pull with both hands. The grey isn't as bad as the black. I was thinking of moving the bracket that holds the cables to see if that helps. I did see valterra has a 12 volt motorized valve made for both tanks. Anyone try them? I also have a problem after I leave the site and travel when I open the cap on the drain out pours black water. I take extra long time draining all my tanks and back flush before I leave the site. One of my 5 tanks must not be closing correctly. Not fun when you open the cap to install the sewer hose and your sneakers are brown.

Did you have the cables replaced when you replaced the valves? If not then my bet is that the cables are the problem.

If the black water valve is leaking then either the seals are bad or the cable isn't closing the valve all the way. It should not leak at all.

The electric valves work fairly well, but they still require periodic maintenance.
