Cold Weather Front Landing Gear Problem

I have a 2008 Cardinal 30RKLE 5th wheel with Lippert front "landing gear" jacks. The model uses a 12 volt motor and a gear reduction box to extend/retract the legs. I live in Northern Michigan, and leave for warmer climates in February each year. My problem is that when I use the landing gear to raise the front of my unit to hitch up or level in cold weather (approx 25 deg or less) before we leave, the motor/gear box connection emits a loud ratcheting noise that sounds just like gear slippage. Lowering the legs sounds normal. I can manually crank the mechanism up, and it works fine (lot of work to raise 1500+ pounds by hand...even with the gear reduction box!). I understand that the lubrication installed by the factory is a very heavy axle grease, and I've replaced it with lower viscosity grease to allow for cold temps. But the problem repeated itself yesterday. This year, I'm experimenting with using halogen lights next to the various mechanisms to warm things up. My question is, has anyone experienced this problem? Am I on the right track, or is there a more serious issue involved? Sorry about the length of this post, and I appreciate any insight that you folks can provide.

A couple of years ago.... I'll say my wife tried to disconnect the truck and it looked like the rear tires were coming off the ground. I lowered it but now it has a hiccup that once got caught and I had to manual it to slip the gears on it. It works but I'm thinking one day the motor will need to be replace. I found this link but haven't called yet. Good Luck and let us know how it comes out.
