Have you trird cleaning the seal top and bottom and checking for debris?

Well I think what happened is just recently I had a problem with tank being clogged and could not drain it, had to run a snake through it and the rubbing of the snake may have worn it down
Replacing the seal is not to hard. Not sure which brand you have but look on their website and youtube. There are a few videos on there, a couple show what not to do.

This may be too late, but I had the same problem in my 2005 Cardinal Platinum 35 RLT. It was just one of the mounting nuts being loose on one side of the commode. I tightened the loose nut and viola, no more leaking seal.

I just had the same issue it was the spring on the side of the commode, see if the water stays in if you lift up on the foot handle to seat the valve 100%
I had the same problem with a sealand toilet. With mine the ball wouldnt rotate far enough to seal just a couple degrees, I had to make an adjustment to the placement of the ball. from the side good luck.
