My 2104 A122 doesn't have a lift motor, and I'm pretty happy without. From all I have read the lift motors are under-powered and fail regularly.
As for seals, I don't do anything with mine. But I store my A-frame in the garage. If I did anything to the seals, it would be Armorall.
Most of my problems are caused by my SPUTs (Stupid Pop-UP Tricks). I left the water pump on one time when breaking camp, and burned it out. I managed to forget to unhook the emergency break cable and chains, and broke the plunger for the emergency brake switch.
Other stuff was poor quality or design. The WFCO converter would never go into trickle charge mode. I ended up replacing it with a Progressive Dynamics unit. One of the interior LED lights failed, and I had to replace the whole fixture. The fridge never cooled efficiently or consistently until I lined the back with Reflectix and installed an exhaust fan. Both the microwave mount screws and the microwave shelf screws stripped their holes. I had to fill the holes and install bigger screws. None of these would have been helped by better maintenance, except to discover them sooner.
