Cleaning & Sealing Roof???

2010 Cardinal - How often does roof need cleaning and sealed? What about caulking around A/C, vents, etc?? What is best to clean and seal with? Any suggestions on what to polish exterior with?? Any and all suggestions greatly appreciated!!!! Thanks!!

First, its good to ID the type of roof that you have: Rubber roof (AKA “EPDM”) membranes are smooth and will be slippery when wet. TPO roof membranes have a texture like an orange peel.

Basically, the roof needs to be cleaned with a non-petroleum based cleaner. Inspect the seals for cracks and use Dicor LAP sealant to touch-up (leveling for horizontal surfaces and non-leveling for vertical surfaces).

After cleaning I also use a UV treatment on my TPO roof membrane.

jUST HAD TO HAVE MY ROOF CLEANED AND RESEALED. LOOKS LIKE NEW NOW. ALSO HAD TO REPLACE SOME VENT COVERS THAT THE SUN HAD JUST CRACKED ALL UP. IT IS NOW UNDER A SHED AND i HOPE THAT WILL PROTECT ROOF WHILE INACTIVE..

I've always walked on the roof with no problems and do not use boards.
