how often to treat rubber roof?

Got a new 2012 surveyor and am wondering how often to treat rubber roof. It is stored uncovered outside in Missouri. Local rv store suggests twice a year.fall and spring...is this true or overkill? Thanks, Steve

I've owned a few trailers and have learned to take their recommendations with the roof seriously. At least with the inspection and re-caulking as needed. I clean as instructed, but probably not to the extent some do. I do not treat the roof per Alpha's recommendation, but would if recommended.

I guess what I am trying to say is that the roof on any trailer can become a huge problem so I would follow their recommendations.

Is your roof a Dicor EPDM?

With our old trailer I used to clean and treat the roof twice a year. First at the beginning of the camping season so I could check all the seams and at the end of the season as well but my trailer was outside. Since you have yours under cover I would think once may be fine enough. It's getting less sun exposure and debris on it.

Thanks I think $25 twice a year isn't too much to insure max roof life I guess!

I read your post and appreciate the info very much. I assume when you talk about cleaning, you are referring to the Dicor Ready-to-Use Rubber Roof Cleaner. Is there a need for the Dicor Roff-Gard Rubber Roof Protectant? If so, how often?

Yes...you should use the Protectant also because it has UV blockers in it.Thats what really destroys the roof membranes ! For it to work properly the roof should be cleaned !

If you store it outside all year id recommend twice a year. if you store it inside once a year

Unless like my membrane which is made by Alpha Systems srates on their website not to use uv treatments as it could void your waarranty. Personally I would research your specific brand and model before treaating. It took a call to FR on mine because my owners manual wasn't midel specific.
