Just found a leak

We had heavy rain last night. Found a leak coming from the AC unit. Took the plastic off and found it dripping from between the roof and the unit. Is this repairable myself or should I send it out and have my entire roof inspected by my trusted service center?

You can repair yourself. I've complete installs of A/Cs, and it's not that hard. The leak will be coming in under the foam gasket that sits between the A/C and roof membrane. This gasket can be replaced. Requires removing top unit, removing old gasket, install new, replace. A bead of Dicor between the gasket and roof, will help seal. I remove the top unit by myself, but you may want help.

That seal will need to be replaced.

Once they get water under them they will not re-seat to the TPO membrane due to dirt that gets under the seal.

The air conditioner is a 2 man lift.

Don't forget to torque ONLY to the tabs touching the roof. Over torquing is just as bad as under torquing.

Try tightening the four bolts down just a little that are in each corner. There should be a yellow tag on each corner inside the air plenum box. These should equal in measurement with the roof line. Usually about one turn on each long bolt will cure the problem, especially if the unit is fairly new. The bolts simply pull the AC unit down on the roof compressing the gasket stopping the leak.

I had the same problem a couple of years ago. Remove filter cover and notice my bolts were lose. Torqued bolts back down. Leak went away.

Thx guys. I will check tightness first. See if that helps. If not, then I will get a new gasket.

Ok, pulled out my package of manuals. Read the AC installation manual. Saw to tighten to indicators are at roof level. They "looked" ok. So I tightened the rears a quarter turn or so. Went to the fronts where it was leaking from and they were way looser. So I tightened them until the same feeling. I used a screwdriver without the bit... Same size hex. I didn't wrench it tight. Just to the same torque feeling. Either it will not leak or still leak. 50/50 shot.

Gotta garden hose near by? Shoot the joint with medium pressure/nozzle setting, you'll note real quick if it worked!

Torquing the bolts down appear to solve the problem. All looks fine now after a few heavy rainstorms and hosing tree droppings off the roof.
