Looking for a good protector for my TPO roof

Getting lots of black streaks . Going to wash the roof with spic and span unless there is a better cleaner. When clean I would like to add something that will help protect it. Our last coach had fiberglass roof and I used nufinish that kept it nice. Of coarse it made it slippery especially when wet .

You can get a cleaner and sealer from CW. I use to do mine yearly, I think it was made by Dicor. I think you get a gal. Of each. About 50 bucks I think.

I was told by the factory and Alpha (manufacturer of TPO membranes) to use Spic n Span to clean. No protectant necessary.

EDPM rubber roof membranes are different than TPO and they do need protection.

I believe EPDM is white on one side and black on the other. TPO is white on both sides. The best way to check is to remove the inside trim on a vent and look there. There is always extra roof material there. I hope I didn’t get that backwards but I’m pretty sure that’s how the colors are.

Anyone other than me have a problem with almost impossible streaking after using ProtectAll? Used it on my full paint unit, and thought I followed all directions, keeping sides wet, etc. Took two full days to rub out light grey streaking.

I just watched the video the other day on the website and it recommends that you spray it on a small patch and mop it up into a bucket not rinsing it over the side. Let it dry 24 hours and apply the conditioner on and let dry. The guy in the video uses a floor sponge mop but I donít like the idea of standing that close to a 13í drop. I think a sponge and knee pads would be the way I would choose.

I was wondering if the streaking occurred after a rain after I applied it as opposed to during the application. After all that work, I'm a little gun shy to re-apply.

Been using the Protectall rubber roof products for several years. Have never had any streaking. Thus year it rained the day after I applied cleaner/conditioner to roof. The product was dry by then. Still no streaks.

Your post implies you rinsed the cleaner off with a hose over the sides? That would leave streaks. Follow the instructions and you will have good results. Spray it on, sponge it off, rinse sponge in mop bucket. Do not rinse roof.

Thought I did, but maybe not. Not a big "directions" guy. I'll retry, but if I get streaks, you'll have to help me buff it out. I'll buy the beer. LOL.
