probably has tree sap and black mold growing besides just being dirty...
On a cloudy day... I use Spic and Span liquid and a medium stiff bristle brush to soap it up, let it sit a few minutes, brush it up good to lift off the loosened grime, then flush with lots of water... do this 3-4 foot wide section at a time avoiding walking on the soap or you might fall off the roof... rinse off the sides of the trailer to minimize streaks... best done with two people
If there is lots of black mold left, then hit it with Home Armor Mold stain remover from Home Depot, spray on let sit 5-10 minutes then flush off with water...
tough spots of sap... use mineral spirits on a rag, rub it off, then clean it up with IPA from the drug store or denatured alcohol from the paint store. Rub off the mineral spirits after you get up the sap, with the alcohol, then a damp rag. Mineral spirits will loosen up the roof material if left on too long. Don't let that happen... but the mineral spirits will take up the sap.
