2013 Solera Slide Out Maintenance

I have a 2013 Solera and the slide out was jerking while moving in and out. I checked out the rollers on the outside underneath the slide out and there was black sticky junk on part of them. I cleaned it off but the slide still makes a jerky motion when sliding. Do I need to lubricate these rollers? If so, what do I use? Also, I notice that the rubber seal down the sides are not even side to side. There is more seal on one side than the other. Not sure what to do about this. Next, the seals were sticking so I bought some protect all slide out rubber seal treatment. It says to clean seals first. What should I clean them with that will not affect the adhesion of the product. Should I also be using a UV protectant like Aero 303 on the seals? Finally, should I be cleaning and lubing the schwintek rail system.
