Bottom Slide Seals

I'm in our third season with our trailer and usually I'm pretty good keeping up with the maintenance. I lubricate the top and slide seals regularly with Thetford Rubber Seal Treatment but ignored the bottom seals. Now I just noticed that two pieces of bottom rubber seal material on one side and one piece on the other side have ripped off. They are about 5-7 inches long. Could this be because I never sprayed them? How important is it that these seals be intact since they are somewhat protected from the elements?
