Slide gasket

During a normal looking the trailer over, I found the top gasket on the curb side had holes in the round part.That's what seal when the slide is in.

Looking at it closer it is rotten, a mere touch the open area and it spreads.

I call it rubber that has rotted. Any one else seen this? the trailer is a 2012 36RE that I bought new in July 2011

The bulb seal on my super slide had the same issue on one side. I saw it during the PDI of my used 2011 Coachman Freedom Express 295RLDS. The dealer supplied new inner sweep seal and exterior bulb seal that lock together.
The holes were caused by the screws that hold the plastic corner protectors in place on the slide top corner. The rot was probably caused by UV and from not being conditioned.
I replace the inner and out seals on the one side. Pain in the butt. The "H" shaped interior sweeps are stapled every 6 inches on the interior wall and exterior wall. I sealed the holes after removing the staples and used 3M moulding tape left over from my LED install. I placed a few self tapping screws per side to help hold it in place.
This is a pick of the old one.

Had that happen when we opened our camper this spring. Just had them replaced immediately. Waiting for the seal to come in, DH used silicone for a short term remedy.

Same thing on my 2012 Palomino Sabre. More toward the middle and not the ends. Just really gummy.The sides are good. Really doesn't sound like its exposure to weather to me. This shouldn't be happeninging in 18 months. Warranty dept just referred me to a local dealer but didn't offer to cough up a new part.

I've used the slide seal conditioner since day one and my seals still look good. You will get overspray on the sides of the camper, but it just wipes off.

I also got a can of slide lube and have used it on the mechanics of the slide and the "threaded screws" of the stab jacks. Messy stuff, but the place you use it is normally out of sight.
