Looks really good. I should have used the piano hinges. Instead, I created internal framing to support the seat weight. The better hinges would have been cheaper, faster and much nicer...

Thanks Jersey. If the dealer can get our A/C problem resolved we can get FRED back and start on the pantry/ entry closet project.
