What roof coating to use 2006 wildcat 5th wheel bunkhouse trailer

My 2006 Wildcat trailer has been under cover since new but have started to notice the roof is starting to get some lite chaulk and small black spots here and there. Was this roof a EPDM material or something else Whats the best to recoat it with. Thanks

Dicor EPDM system is what I'd use.

Protectall also makes a conditioner to use after the cleanerClick image for larger version

I have coated two RVs and my flat roof house with GacoRoof 100% Silicone Roof Coating. Great Product. It says it lasts 50 years, but I will not be around to see that. https://gaco.com/product-details/gac...-roof-coating/
