Make sure that all appliances work on electric and propane where applicable and check the caulked areas on the roof very carefully. Any water intrusion from the roof may cause delamination of the sidewalls.

Sitting for 3 years without use? And 1 1/2 hrs from York, PA? Meaning it has been subjected to the humidity of the Mid-Atlantic states. Anything to do with the axles (brakes, bearings) would be a red flag for me.

Not sure how long the underbelly has been enclosed, but my 2008 Rockwood Roo 23SS had an enclosed underbelly. I just figured it was the norm for others.

I have a 2010 Rockwood 2604, and yes, the underbelly is enclosed and it has tank heaters.

Just saw this reply and wanted to thank all who responded. I took a pass on the used Rockwood and am the proud owner of a new 2014 Flagstaff 26RLWS. Didn't make it out before I had to winterize last Fall, but chomping at the bit for Spring and our first camping adventures.
