2006 surveyor roof vent leaks

I discovered that the rubber sealant around the rear roof vent had seperated from the vent frame. There is a gap of 1/4 inch from the vent frame and the roof. And it is leaking!! This is a 2006 surveyor 230 travel trailer. What can be done with this problem and is it too early for this to have happened. Also, I have noticed that on the lower right rear exterior panel (aluminun)has seperated from the plywood. It has a ripple look to it. Any help will be appreciated. Thank you.

The sealant around seams should be inspected and repaired if needed several times a year. If your 2006 has never been inspected and it just now started leaking, I think you have been lucky.

Remove, clean, replace butyl putty tape, reinstall vent and apply lap sealant over that. Problem solved.
