Get some spray lubricant, not WD40 or silicone, but Teflon spray. Look for one that says it's a dry lube so it won't collect dust. They sell it at Lowe's and the can gas a long range pinpoint spray nozzle so it's easy to hit the jacks when they're down. Just give them a shot a couple of times a year just before you raise them. When you raise them, it's will spread the lube out along the ram. Works great.
