Sealing garage floor

Recently purchased a W&P 2008 30BR.
There is a pungent smell that appears to be coming from the garage floor that smells like cat pee. The floor is the factory installed gray spray on flooring. Have washed the floor several times including with a power washer to no avail. It does not seem to be localized to any specific location of the floor. Anytime something is placed on the floor for a period of time and removed the smell is stronger for a short period of time and more so if the item is wet. The previous owner used the unit to haul motocross bikes. There area few oil stains on the floor we cannot remove besides this odor. Guessing the best solution is to seal the floor.

Any suggestions on the best way and materials to use to seal the floor.

Anyone experience this issue?
