If you can build a shelter on your property it still wouldn't be a financial advantage but would be some piece of mind. Having the outdoor shelter on your property is only valuable to a buyer that needs it so it's not a guarantee of increased equity.
I'd suggest you go for the outdoor storage option and if there is potential for trees to drop anything on your unit you could consider a good quality RV cover.
I personally store mine outside with no cover in an area no where near any trees. I just cover the tires and the AC on the roof.

X2, you will never recover the cost of enclosed shelter. Nice to have but not a requirement. I store mine the exact same way.

We bought our mildly used TT for around $20K & use a $300 cover (winter only) which I hope will last for at least 5 years. So for about $60/year our TT emerges in the Spring looking about the same as the Fall except I'm a little worried about frame rust. Next Spring I plan to apply POR-15 so the underside looks as good as the topside... We park it next to the house where I currently have an outdoor 15A outlet that will be upgraded to 30A next Spring. I can run a dehumidifier when the damp Spring weather sets-in & let the fridge cool before our first trip...
For $500/winter I can store it inside a local RV storage warehouse but I have to drop it off in October & cannot retrieve it until April. Last year we had a warm spell & went camping in March. There is a long waiting list to get in, but IMO this is a good deal & about the most I would want to spend for a $20K TT.
Having year-round access would cost $1200+/year but again, there is a long waiting list... However, I would definitely choose this option if I had a $75K+ MH. When shopping for used RVs it was easy to spot the ones that were stored inside vs. outside & IMO $1200/year is not bad for a $75K+ investment. I mean, would you let a $75K+ Mercedes sit-out in the elements???

Had my Carolina Carport installed for $2100. If I keep RV for 10 years, that's $210 per year. Is it worth the cost????? That's $17.50 per month.

Our township trustees would never approve the installation of the cheap-looking carports... Before they issue building permits, the township sends a letter to local home owners & if anyone has reasonable objections, they won't approve the permit...

If it was an do-able option for me I would store my TT indoors for the reasons already stated. In the beginning I did stored it in a warehouse for a short period & it was nice not needing to wash it every time I wanted to take it out.

Another thread going on this subject (RV Carport Cover) & it seems many people are going with Carolina Carports & are very pleased with them. May be able to get your trustees to re-consider.

Me too Youroo. Don't have that issue where I'm at. Also does not require a permit.

I live in SW Florida. The sun down here will kill anything you leave exposed to it. The roof seal is one of the most important things on a trailer to protect. I bought good a 5 year cover to protect it. After 2 years, the sun is starting to break down the material. I'll likely need another one soon, but to me the cost is cheap compared to the damage I KNOW will happen without it.
