Question Fixing Cracked Roof Corners

All of the corners of the roof are cracked, though only one has separated down to the bottom. What is the best way to repair them, and why does this happen?

I have a bad feeling about this, which is that it is caused by the top of the bottom part of the pup loosening up, creating a larger perimeter.

I know you can order replacement corners, I had to replace a couple on my last pop up. The hard part was removing the old chalk, I used a one part urethane when I installed the new corners, not sure it was the right caulk to use but I've had good results on other projects. Regarding the separation , there usually are metal corner brackets on the inside of the roof, perhaps the screws holding them have loosened or rusted away, allowing the corner to separate. I don't think you have a big problem, but you never know, Good luck
