Roof maintenance

Rockwood mini lite trailer.. at what point would it be advisable to coat the roof with protective sealant coating..? 2 yrs , 5 yrs or as needed. I would like to be proactive and preventative instead of reactive . Dont want to wait for the roof membrane to fail. ? Thanks

Is it a rubber roof? Do you have the original manufacturer's warranty which usually has instructions on how to care for the roof?

A rubber roof is meant to 'breathe' so following the manufacturer's recommendations is preferable.

As to when to use a cleaner, conditioner, we used the manufacturer's recommendation of cleaning and nourishing the roof once a year.

If it's a fiberglass roof, cleaning is all that is necessary.

Has 15 yr warranty.. Dicor PVC membrane.. Looking to do some preventative maintenance. ie experiences.

I have never felt the need to coat my roof

Keeping it out of the sun as much as possible in storage is all I have done... however I do suggest you read the following...

Spending a couple of hours putting eternabond tape on all the seams is all I've ever done.
