Newby - leak in Georgetown motor home

We are fairly new full time RV'ers and own a Georgetown Motorhome. We have spent the past 2 months getting ready to head South and are desperately trying to discover where a leak is coming in. Our bedroom has a large closet on the slideout opposite the bed. The "valance", which is carpeted, above the closet gets soaked when it rains. We have put roof tape all around the seam on the roof but still water gets in. HELP!!! Would love to have some input on this.:

Welcome to the forum. Post your Georgetown question under the sub thread for Motor Homes where you will find Georgetown. Lots of knowledgeable folks there to help. Later RJD

It is a 2003. It only had 21,000 miles on it. No leaks last winter but this Summer - yikes!

You gave the year; now please give the model. For instance, Mooney's signature line says his model is "378 XL".

You said you've applied tape around the seam on the roof. Is there a seam on the side where the closet is? Those can also develop tiny openings and water will find its way in. If there is any seam in the general area, be sure to caulk it well.

My 2011 roof leak was coming in from the roof top ac unit gasket. Not too hatd of a job to replace. Please ensure that you check the hold down bolts for tightness annually.

Welcome Dee.... do you get the leak only when the slide is out or even when it is in?
Lots of service places can soap up your roof then blow OUT air from inside the coach to see where bubbles for and pinpoint the leak. Also some Eterna Bond Tape can seal up your suspected leak sources. Often leak occur from worn our sealant surrounding things that poke through the fiberglass roof...like roof vents, antennas, vent pipes. For replacing this...get rid of the old sealant and re do it with DICOR self leveling sealant. Good luck with it all!

I have a 2016 364ts Georgetown
I had an issue with rubber seals on top of slides not sealing properly. No problem when slides were in but water would sit on top of slide and when we pulled it in water was on top and we did not know it until we were going around a turn or sudden stop. Water would gush out! Slide seals als are important be sure to keep them all treated and pliable! I was worried because dealer ssid it was fixed and it wasn't ! Took back to Indiana and they fixed it and some other little things I did not ask for. No problems since33,000 miles later

On my 2011, the leaks after last winter were horrendous. I replaced the skylight the year before, the caulking looked good but on close inspection I found it was not adhering to the skylight material..
Last spring I replaced the gaskets around the AC units ( about 1./2 hour per unit) but the roof still leaked. With a magnifying glass, I found the fiberglass had a lot of hairline cracks so I used RV Roof Majic over the who;e roof and got rid of all the leaks.

Check the roof itself I spent hrs pressurizing coach nothing because the wood under roof gets swollen and slows down leak and too hard for me on mine to see bubbles after soaking with Mr Blue, when I was on my knees on roof I looked down and saw very tiny spider slits I coated that and 7months no leaks. Try it!!!
Good luck
