Here in South Floria we pay $875 for the year, paved, fenced, 24hr access, overnight security. We have a 35ft 5th wheel.

Reading along, I've been thinking about opening up an RV Storage facility next to the farm. I could pave it and park maybe 100 units. At 60 bucks a month, thats a nice income. 6 grand a month ain't too shabby even factoring in electricity for lighting, I'd still clear 5500 a month... (Before taxes of course).

Assuming you can fill it, of course. My local store-it place is maybe 45 slots. I'm guessing 1/2 are empty most of the time. Seems emptier in the summer than the winter, so I'm guessing some people keep them at home in the summer, OR are out camping all summer I would assume they don't pay for those months, but who knows?

I prefer gravel over a paved spot. Paved roads are good, but park on gravel. I pay $45 inside lighted fenced area. Code for 24/7 access. Waiting on $50 spot with 110 elec. If you have the land available ~~ could be good. Add some covered spaces with 110 on a 15 or 30 minute timer and get a better ROI at $80.

$0 at my HOA. We have paved secured lot with nosy neighbors as guards! 24 hr access but the locals might get upset. We can park in front of our own condo home for 18 hrs a month. Allows us to load up and maintain prior to long trips.

The wife has been hinting about buying a condo in Florida... and I keep resisting. Don't want people that close to me. I'm not a good neighbor.

Comes with the territory I guess, I live on a couple hundred acre farm and plenty of room for RV storage plus I live within striking distance of a major city so I bet I could fill up a storage lot with no issue. The issue would be people coming and going. been there did that renting stalls out for horseypeople. all a PITA 24/7.

So who keeps track of the 18 hr limit per month. The nosy neighbors again??

Hard to get in that condo & drive away if you not like the new neighbor??

Make sure to check city/county/state ordinances on paving large areas. One of the storage facilities in Moab wanted to pave, but the ordinance required that if they pave, they had to put in a rain runoff ditch and the size was dependent upon the area paved. When paved, there is no place for the water to soak into the ground so it has to be displaced safely vs. into the sewer system. So he just put in gravel and leveled it.

When I lived in MI, I remember a dealer had to put in a really large draining area when he put in a new dealer.

May not affect a farm area, but good idea to check before paving.

That is the Wetland Conservation Act. If you build anything on a designated wetland (aka: Mosquito village), you have to 'create' a like wetland area.

Not an issue where I'm at. I'm in a watershed area that drains into a river. No 'wetland mitigation / reclaimation here. (Glad of that).

How far from canton are you? I store mine inside during the winter but I'm looking for a closer place during the summer that's covered maybe?!

Sun City, AZ. To store there you have to live in one of the Sun Cities(retirement communities) in the area. The 5th hole of Riverview golf course overlooks the compound. It is huge...

For my $160 a month I could move to Sun City, store my unit and still be about even! LOL! That is cheap but it has strings attached. My 45' covered pull-thru with 15 Amp power, 24 hour security with cameras, water, dump station, and air station make it more bearable. And I was on a waiting list for 6 months to get in this place. Plenty of room to turn and easy in/out. We really don't mind paying when the Texas weather is bad (spring time hail storms) and I know the "baby" is covered and protected under a heavy metal roof!

They do have covered spaces that are either 40 or 45 feet, not sure if they have power to them. They run $1100 a year. We also have a dump station, wash rack and potable water and air. Also security cameras all over the place.

$1100 a year is excellent for covered with the amenities! I don't have the wash rack at mine, but sure wish I did.
