Water heater upkeep

Guys my water heater is looking a little worse for wear. Any thought on any preventative maintenance on any of the visible parts to prevent a failure. I don’t have the manual for this trailer so any help identifying these parts for repair or improvement would be appreciated

As for PM on the WH exterior keeping it free of spider webs and dirt buildup with low press air to start. I would wire brush the loose paint and repaint with a good primer/paint that area is tough on paint partly due to the constant changing in temps.

Yup, time to get that bottom trim cleaned up and resealed with some Geocel to keep water from seeping in and causing damage to the flooring and siding.
