This is an odd one. I would have recommended checking to make sure outside shower is def off and not off at the handle but already stated. Also the valve in the oof appears to be off but double check you feel tension when you try and open/close in case it’s broken and in open position. When filling hot water tank i usually bleed by opening pressure relief valve until water comes out prior to heating. Makes sure no air locks. Lately, Do you hear the propane kick on when heating? If so how long does it run for initial heating? Could be thermostat issue. Best of luck!

Have you opened the pop-off valve to make sure you don't have a big air bubble in the tank? That happened to me once and my symptoms were much like yours. Water warm but not hot. I would also run out of warm water quickly. Once I had bled the air out via the pop-off valve all was good.

Thank you for responding. Turns out the crossover valve open was open causing the problem. When I closed it, scalding hot water! Once again something that could have been avoided had the dealer closed it prior to delivery or during walkthru at least told me about it. I was at a campsite and the folks on this forum helped me troubleshoot the problem. Great to have a source of knowledge at your fingertips.

Poor PDIs from dealers have caused LOTS of headaches for new owners.
