Possible Propane Leak at top of regulator

I have a propane leak and can smell the propane near the front of the travel trailer. I tried the spray the soap and didn't see any bubbles. After two or three tries I noticed that when I spin the lever on the top of the regulator to switch to the other tank I get bubbles from the spot where the red arrow is pointed. The bubbles ONLY occur while I am spinning it. Once it gets to the other side no more bubbles come out. Is this normal?

Also even when the lever is pointed in one direction and not moved I can see a small puff or pulse coming out from the same location. It isn't enough to make bubbles, but I can see the bubbles that are there pulsing.

Do you think I have a bad regulator? The camper is just a little more than a year old.

Welcome to the forum its a great place to get your questions answered. It appears one of the seals in the regulator is allowing some propane leakage. A new regulator is not that expensive and may be the way to go. You may try contacting the mfg of the reg and see if they will provide you a new reg given the age of the one you have.

Welcome,

I could be the regulator but before replacing it ....... did you use soap at the tank connections and on the bottle itself?? We had a fairly new bottle itself leak at a weld.

I would changeout any propane device that was leaking and likely use another manufacturers part. Sometimes poor engineering comes into play and the only way to avoid reoccurring problems is to abandon the stuff that causes them in the first place.

Bubbles or not, if it smells, change it. OF course it is prudent to spray all connections before making a final diagnosis, but since you found leakage at the switch, it is simple to change it. If you buy one at the propane dealer likely he will install it free. Even if labor is charged, it is cheaper than evacuating your family and replacing an entire RV due to fire. Change it.

Had to replace both propane pigtails, hose from tank to regulator. Unit is two years old, both were leaking where the hose fitting is crimped on to the black hose. Hose had a bulge near fitting. FR May have gotten bad batch, replaced under extended warranty.
