Black Jack coating over rubber roof? Pros/Cons?

I have a 2013 Cedar Creek fiver. The roof is showing signs of wear (no leaks however) and when a repair guy recently pressure washed the roof he suggested it may be time to protect the original roof covering. He uses Black Jack 1000 (Lowe's) and says it will last up to ten years.
My questions are: (1) is this coating acceptable for the entire roof, (2) does it protect edges from moisture ingress, (3) may you recoat with Black Jack in a few years, and, (4) are there any downsides to doing this in the first place?
We are permanently parked in a Florida park so we're not bumping and thrumping down the road anymore. I'm not too concerned about the 10 year thing. If I had to do it again in 4 or 5 years I'd be happy.

Here's what the mfg. data sheet says about it.

Thanks for heads-up bama. Guess I'll go read the fine print at Lowe's. Wonder what any alternatives might be.

We have had good luck with Crazy Seal system, and Gaco has one very similar that another member used. You can get a complete kit that has cleaner, sealing tape, sealer, and final coat. If your roof is clean and in good shape, the final coat might be all you need.

Bama: On closer inspection (at Lowe's) the 5 gallon pail specifically says it's "great for RV rubber roofs...". I'm not sure what product you may be looking at. I checked the mfgr. spec sheets on what I'm using and they also said it's okay for everything except asphalt roofs.
The product I'm looking at is:

Black Jackģ ETERNA-KOTEģ 100% Silicone Roof Coating

Is this the same one you referred to?

My 2005 epdm roof is still in good shape. If I keep it much longer I will look at a company like Dicor who specializes in rv roof coatings.

A properly maintained epdm, tpo, fiberglass, etc roof should last a lot longer than 7 or 8 years.

Wouldn't ever pressure wash my roof.

The one I got that info from is the Elasto-Kool 1000. That's the one I found on the Lowes site, which is the place they mentioned.

I see they also sell the Eterna-Kote, but it doesn't have the '1000' designation attached to the name.

Another option maybe Henry Tropi-cool, can says for RV rubber roofs and mobile homes etc etc
