Disheartened w/a bad roof
Wondering if anyone has ever had any roof damage or leakage? Just purchased a 2011 Georgetown 350ts BH. Love it, but we had possession of it for a little over a month and noticed a smell. As the smell got stronger finally tracked it down to the bathroom. We then found major water damage. Ugh. Went on the roof and just in front of the vent the roof is very mushy. Like scared to step there for fear of putting my foot through the roof. It is now back at the dealer, but we have heard nothing yet. Has anyone out there experienced this? This is so disheartening thinking of the damage that is visible and what lays beyond that we can not see. We took a section of the ceiling padding off and the damage in that area was extensive. And the mold, ugh the mold. You wouldn't think a 4 year old RV would have such a problem. :-(

that is exactly the type of problem any 4 year old RV might have...
on new RV's there are warning labels to check roof sealing every 3 months... and you think that is an exaggeration?
did you buy private or from a dealer? If from a dealer I would think they would sell a MH with a good roof.

Than amount of damage did not occur in a month. If you bought it from a dealer, I would definitely call them. Although you did buy a used unit, they should disclose anything that obvious.

We bought from a dealer and it is back there. They have had it for 2 weeks and we can get no information from them. We were given the whole speech about their pre- buy inspection and how everything was sound. We specifically asked about the roof and the seals and were told everything, especially the seals were in great shape and we "the dealer" would never sell anything sub-par as our name is on it. I'm just hoping they will make it right or at least work with us.
We shall see...

Hope they make it right and they sound so much like all dealers promising you the moon to get you to sign. 2 weeks is a long time with no response on the issue from a dealer you just bought it from. Are they even looking at it yet. I'd be up there in person getting answers. Good luck with it. Insurance will pay for water damage also.

Yes, I can only imagine how long there was an issue before it became "our" issue. The service manager agreed that this had to have been leaking while on the lot. That was when we dropped if off and 2 weeks later we can not get any information from them. Just aggravated as we have only had it a month and a half.

Stop by in person your MH isn't a hostage and you deserve an evaluation from them because they have had plenty of time to look it over. You don't have to be angry with them, but help nudge them along.
I think they forgot their pre-buy inspection and its coming back to bite them in the back side.

In a nice way, you can mention that you were on the FRF and were discussing your problem on the forum. This should be taken care of in full by that dealer. If not, you can always voice your opinion here, where it is seen by 1000's. They sold you something that had an evident problem and should have been caught by their service dept.

Thats a good idea AquaMan.
Hope it does not come to it, but social media is a powerful thing and we surely will use it, in all of its forms, if we have to. We specifically asked about the roof and all seals. Even suggested going up and personally looking. We were told by the service man the roof is iron clad and all the seals are perfect. Evidently not.

We purchased a 2013 5W that was manufactured in Oct 2012. We purchased (new) and took delivery in Apr 2013. In Oct 2013 we took the trailer to Florence, SC where we stored it until the end of December 2013 when we picked it up and moved it to Fort Myers, FL and lived in it until early Apr 2014.
While living in it for 3 months during Jan-Mar 2014, we noticed a smell in the bathroom coming from the AC vent. The smell was very obvious with just the bathroom vent fan operating as it was drawing some air through the ceiling ducting. The smell was musty like mildew. We talked with our selling dealer, 1500 miles to the north, who talked with the factory. Both the dealer and FR gave us suggestions trying to remedy the smell - all to no avail.
On return north in April 2014, the dealer verified the situation. FR agreed to transport the trailer back to the factory where they removed the original roof and replaced it with a complete NEW roof including speakers, antenna, skylight, vents, and AC.
The factory confirmed that the AC had been installed incorrectly which allowed water (rain) to enter the ceiling ducting where the water dried after time and mildewed. We had hardly used the AC.
We arranged to pick up the trailer at FR and made a vacation out of the trip. FR covered our 1 night lodging as trailer need one more day before pickup, and covered our fuel both directions.
We felt treated very well by both the dealer and FR.

That is awesome. Of course not that you had the problem, but how it was handled.
I am holding out hope that our situation will turn out something like that. I'm thinking the problem we are going to have is that it is a used coach. Although, they signed off as part of the pre-buy inspection that the roof and all seals were good and we specifically asked about the roof and seals. Clearly not the case. I think the technician did not do his job. As soon as we walked up on the roof you could tell right away something is very wrong. We should have gone up there when we went to take possession, but we listened to and trusted the service technician.

Unfortunately, repairs against water damage are very expensive and very easy to come by. I absolutely disdain the use of a rubber mat commonly used on RV's and they are almost impossible to repair after they "chalk". We had a Pioneer trailer that had a seal failure on one of the storage compartments that could have been replaced by a 18"x4' piece of plywood, but it cost $1500 to have it repaired. We now have a Solaris that has a fiberglass top and they use silicon rubber type sealant which is vastly superior to the traditional linseed oil putty that is commonly used. In addition, while the surfaces were new and unweathered, I applied a top grade high gloss white enamel over the entire roof and it took a very good adhesion, which hopefully will extend the fiberglass life as well as catch any pinholes that may have been left with the sloppyily applied seam sealant. The RV industry has a lot of work to do in improving their water sealing processes. My condolences for your RV problem...you pretty much have to bite the bullet, or get very creative.

This is why you get rid of the lap sealant, self leveling caulking and use a 4" fiber backed seam tape that accepts a coating, you will never have these problems..

We only owned the unit for a month when we found the problem, didn't even make the first payment. We will definitely be doing some type of sealant to it when we get it back. Whenever that may be. We don't know anything in regards to what the dealer is going to do or not do. Have to wait and see then we will go from there.

There is a double standard on RV damage between new and used units. When we traded in our previous unit the sales manager pointed to a small rust spot ( size of nickle) on the frame and used that as a reason to reduce the trade-in value. When doing the PDI , I pointed out a rust spot on the frame of the new unit. Managers response was " every unit has some minor rust just shoot it with some spray paint"

I have a 2005 Coachman 5W 27' that I traded into last year. It has sat on my driveway for most of a year. My wife has not been able to travel. I am ready for a trip and have been checking out everything. I washed the EDPM roof with a cleaner prior to sealing with a rubber roof sealer. I used a mop with an extended to clean the roof and climbed on the roof to treat with the rubber sealant and also to check the seams etc. I crawled towards the AC unit and noticed a soft spot, (approx 30"x24") extending from the edge of the AC cover towards the rear of the unit. I couldn't find any signs of water intrusion on the roof. I pulled the trim around the AC and couldn't find any damage. I pulled off a double light fixture about 2 foot from the AC towards the rear of the RV. Still no damage. There are four vent outlets from the AC within the "soft" area, however, there is no damage to the ceiling covering inside the RV. I have not called Camping World where I purchased this used RV, but I am thinking that the soft spot is due to a lack of bracing between the vent outlets. Has anyone had a similar problem?

Again with the lap sealant, self leveling caulking, what you need to do is get rid of it and use a 4" fiber backed seam tape called Tape-Kote that accepts a coating, then coat with a 100% acrylic elastomeric rv roof coating called Safe-T-Plex 2 coats, you will never have to inspect your seams ever again.
