Hate to say it but my humble opinion now

I’m convinced. There are two types of Rv owners. Those that have leaks and look for them constantly and repair them and those that have leaks they do not know about and do not look that are causing damage. I’m pretty sure EVERYONE has or will have leaks. I guess if you have the $ you can have a shop use the machine to help find leaks once a year. I continuously caulk and inspect and still have had 3 leaks. Even the dealer missed one of them twice. You just have to pray you catch the leak in time before it causes damage. [emoji849] just needed to say this.

Last two trailers let dealer inspect and caulk about annually (not always) No leaks. Cost $35 each time. No leaks only had roof cleaned once.

The current trailer is stored at the beach and not able to take it to our old dealer will need to try plan B. what ever that is.

Just have to feel around the trouble areas after a hard rain.like Slide corners, far most corners of Rv you can get to, look around windows stuff like that. Yea externabond tape on all roof areas. The people at externabond told me not to concider any Externa bond tape I put on my roof for anything to be permanent. I told her yeah but neither is self leveling caulk or anything. You can use up there. Wish I had the $ to tape out my whole roof. It’s very expensive even if u do yourself.

I'm in the 3 rd catagory. Our 6 1/2 year old Lexi has never had a leak.
When it was new, sealed all seams with Eternabond, fresh Dicor at all points where vents, antenna, ect attached to roof. Do a twice yearly check of all seams and touch up as needed.
Treat all the slide seals ( 3 slides) every other month with 303 Protectant.
Still tight and leak free.
It's all in how much time and effort your willing to put into maintaince.

Some can not afford 300$ for tape and are stuck with self level caulk only. One leak was corner cap. Have you ever removed both corner caps in the rear an looked in side there? Mine had a void in there. Even if I had used tape it still would have leaked if I did not seal the hole under it they left open at the factory. My hats off to you if you did check this area. This is just one example. I have 3.

Nope, no leaks front or rear.
And, maybe $300 bucks now, instead of $3000.00 later. Preventive maintaince.

$300... I think you are way off on that assesment...

you can buy it roll by roll... do one side, then the other then front and back as you can afford to

here is 3" by 50 feet for $45

My Grey Wolf is brand new, awaiting her maiden trip. I visited the roof area during PDI and things looked good wrt roof, seals, caulking, etc. I also got myself a small roll of Eternabond from Amazon for 'accidents' in the near-term.

Sounds like some here are recommending a pre-emptive Eternabond party going down all seams in the trailer (sides, front, back.) But to be honest, I'm leaning toward waiting until out of warranty next year, 'just in case'

Will be giving the roof a ProtectAll treatment before leaving on the first trip, so I could do the seams w/ Eternabond at the same time. I'll also do another clean / treat after Labor Day, btw.

(I mentioned Eternabond to the dealer PDI rep when she was telling me about "Dicor ONLY", and she looked at me like I just arrived from Mars - this from someone who said they had 22yrs exp in a TT, and did supply some good tips for care / maintenance.)

No, I don't need info on the merits of Eternabond - I've seen the testimonials here...LOL.

Do you who use tape to do the sides of roof also or just the vents Ac etc? I know I can do the front and back but the sides seem like would look like hell when looking at it from side. Plus pulling tape down on sides would be hard to seal with screw trim there.
