Issue?

Should this be cause for immediate concern? It is the section between the TPO roof rounding the corner down to the gutter. The silicone is intact, but separating slightly from a complete material to material seal.

The unit was at a dealer 2 months ago for a roof inspection.

One thing you never want to chance is your roof. Doesn't look like a spot that is easily taped so I would cover it with a bead of dicor or geocel. If you have fiberglass sides, any water infiltration in that area can quickly cause delamination.

I agree... you can never be too careful with the roof.

It's hard to tell from the photo because part of it is out of focus but is the discolored stuff caulking or mold/fungi?

Since it seems to be bled all over that area... is this a spot where water possibly lays?

You'll need to clean that area very well before expecting anything to stick to that.

It's the vertical side section between the roof and and the metal piece above the gutter. The brown stuff is dirt. The roof actually has sort of a ridge running over the side, so it's not a high water area.

any gaps however small are a problem . clean and re-seal ;

Only have a tube of proflex handy. Says not to use on the roof.

Depending on roof type... better find some Dicor sealant (made for Dicor's DiFlex type of TPO roof system)... or SuperFlex sealant. (made by Alpha and sold exclusively by Camping World for Alpha's SuperFlex type of TPO roof system)

If you have an EDPM rubber roof system (I don't think so from the photo) find some Geocel Advanced EDPM sealant.

It's a TPO roof. Rain will be here Wednesday and there's no local shop that carries non-sag dicor. I used the proflex.

you're very welcome . you can order dicor non -sag from amazon and have it delivered in a couple days . no hurry as even if it rains they use a butal tape under the roof edging but getter done asap

Since you really can't tell from the dirt in the photo, I'd suggest you get a bucket of soapy(dawn)water and a scrub brush and clean those areas well, rinse and let dry then you'll be able to tell the difference between dirt and a gap between the TPO and the sealant that's there. A fast wipe with alcohol and you'll be prepped and ready to reapply the Dicor

Just wondering(for future reference)...would Eternabond tape work on something like that?
