Roof reseal 2014 ROO 23SS

Doing my first roof re-seal. I used some simple green to clean the roof which was FILTHY! Wow, what a difference. It appears that every seal will need some attention.

The lap seals on front and rear are cracked everywhere. They are also very soft and pliable. I removed 6" of the seal easily by hand (see pic). Based on the pictures, what is the best way to handle this? Do I go over the top of the existing seals (I have tubes of Alpha Self leveling lap sealant on hand), or peel the old seal off? Or Eternabond? I'm inclined to peel this off since it is coming off so easily at least on the lap seals???

What should I use on the Skylights/Vent hoses/AC? Also, what to do on the vertical wall where the roofing meets the drip rail?

Also, noticed a crack in the fiberglass in this spot. How does a guy deal with this kind of thing? Thanks for suggestions!

I would remove any loose or peeling sealant and then clean the remaining sealant with acetone as best you can. Be careful not to get the acetone on the TPO roof membrane. You’ll want to remove the vent covers so you can completely inspect the sealant around the vents. After cleaning, you can apply new self-levelling sealant over the old sealant.

If you want to use Eternabond you should do all the sealant touch up and let the sealant cure for a month before applying the Eternabond over the sealant
