Black tank dump handle sticks
Good morning,
Thank goodness for this forum. The black tank dump handle is VERY hard to pull out and push back in. Does the shaft run through a long casing to the actual gate? If so can it be lubricated?

Some have cables.
If it is just a push pull rod it's possible the gate valve is partially obstructed.
It may need to be removed and cleaned.

There are numerous black tank treatment additives out there and some with valve gasket lubricators. Might give one a try. Also, a little WD40 on the pull shaft might help.

I hope yours works out better than mine. Ours started just like yours and the end result was cable replacement. Very Important DO NOT TWIST the handle as you pull it. some of the cables are braided so the twisting will cause the cable to open and close hard, then mine broke.

This is a chronic problem. After two cable replacements I installed an electric valve. No more problems.

Similar Black Tank Issue
I had a similar issue that began about 1 year following our purchase. The valve was very hard to open and never closed fully. I attempted the valve lubricants with no success. Had to have the valve and cable replaced. Both were 'corroded'. Not sure how that occurs other than storage of material prior to installation. 2015 - 36 CKTS.

Ours have been hard to open and close from the first day we bought it new, WD'd the shaft when it was open and it helped a little , where did you find the electric valve from and how hard was the install

I had mine replaced in my 2015 29re. Impossible to open and close. It was very hard to get to. Up against the frame. New valterra works great.

Possible work around for you
My 'new to me' fifth wheel had a very hard for me to operate black tank valve. Good friends spent a lot of time trying to lubricate it for me while I researched on the various forums. We ended up leaving the original valve open and adding on a Valterra twist on gate valve that I will be able to replace later if necessary. So far it appears that the black water will not over flow into the gray tank as long as I only open the gray after the black is empty. Here is the link to the main part (I think there was another part glued on so that this can screw onto that)

I agree with Bubbles....get some lubricant into the black tank so it'll do its job. Also,,,,I pull out the handle and apply waterproof grease on the shaft. Also,,,,are you using regular toilet paper.....that can cause problems with the valve opening if the TP is sticking in that area.

I had/have the same problem on a 2008 Montana 5er. Purchased new. Difficult at first but after about 3 years, doing all the lubricant and additive stuff, finally broke both dump handles dumping during a cold winter camping. Used a pair of vise grips until I could have the valves replaced. Tech said it would be a continuing problem because of the long valve cables. He was right. Problem back in spades but haven't broken the handles - yet. Saving up for electric valves next time around. Would trade but no one making equivalent floor plan any more.

We've had 10 RV over the past 40 years, and every one has had black valves that were difficult to open and close. About 5 RVs ago I started using a pair of vice grips and a hammer to operate the value. To open, place the vice grips on the base of the handle and tap the pliers with the hammer. Just tap the handle to close. Also use a black tank treatment with a valve lubricant a couple of times a year.

It can be lubricated. There are videos on youtube on how to do it. Warning: wear goggles and gloves, when you do it! There will be some pressure in the housing, when you move the valve.

Elec. Valves - Found
Found some electric 12 volt valves on Amazon, they also look fairly easy to break (if you know what I mean) and open in case of electric malfunction. Also on AdventureRV.net there are 1.5 " valves for gray tank if so needed. Don't forget connecting pieces as required.

I've had a black valve that has been hard to open and close for 2 years on my 29RE. I tried lubing it with no success. While I had the 5th wheel at home last summer, I crawled under the RV and removed (8 screws) the huge sheet (7' x 7') of hard black plastic to expose the underside. I had to then cut the fiberglass insulation to see the valve. Physically, the valve is nearly below the valve handle. The valve is wedged between the outlet of the black tank and a 4" black PVC pipe that goes to the sewer connection.
I started to remove the 4 bolts and nuts that tie the 3 pieces together (pipe, valve, and black tank) and then decided to actuate the valve handle. It moved VERY easily. Surprise.
In looking at the way everything was aligned it was obvious the valve body was being pinched more on one of the sides than the other 3. There was nothing I could move or change to fix this alignment.
My solution was to not tightened the nuts and bolts to their full tightness. I would tighten some and then check the valve movement. Tighten some more and check again. As long as it wasn't leaking and the valve operated more smoothly I was happy. It STILL is not nearly as easy to operate as the two gray valves but it works OK.
Just in case you want to try this, the black plastic piece is very hard to put back into place.

Does anyone know if this is the same access method for a 2016 31RK (or similar). I am trying to decide if this is something I should warranty or just avoid the BS and fix myself. I can make most minor repairs faster and cheaper than I can hook up, drag to a dealer and wait. The parts for a dump valve are cheaper than the diesel to the dealer.

I just hooked up my water to our 2013 FR 5th wheel. The water keeps running in the stool and went over the top. Sorry I don't know how to post so I just replied to this one. I just shut off the water.
What do I need to do other than replace the stool (Ugh)

you could have two possible sources the Flushing valve on your toilet or the valve for the black tank flush (located in the basement). From your brief description sounds like the toilet is running. Here is a youtube video on fixing the Thetford brand. depending on your brand they are all fairly similar. Easy fix IMHO but then I enjoy fixing stuff.

WD-40 should not be used it can eat away at the seals inside the valve. Use a silicone based lubricant.
