2014 38' Vengeance T.Hauler Chalky roof question

Hello all,
Sorry to beat this question to death on chalky roofs but after much reading, I'm still puzzled.
I just added a roof vent cover on my 5er and noticed the roof is very CHALKY. Especially noticeable on the sides after a good rain since my trailer is black & gray. Im now tired of buffing it out and must react to the roof situation being the culprit. Since I'm unsure of the rubber material on the roof, I'm unsure as to what to paint/put on it?

Anyone experiencing the same situation? if so, any suggestions?
