Repair rubber roof

I have a 2016 Rockwood Ultralite 2304DS travel trailer. I believe it has a rubber roof. During last trip we camped under a tree and received a lot of bird donations.

I used "Anywhere" which is a spray cleaner containing chlorine. Don't think I was suppose to do that. I have a spot on the roof that appears to be very thin and wants to tear open.

On the upcoming trip I would like to apply at least a localized coating on that area - if not the whole roof. What is the best material to apply to my rubber roof? Roll on or squeegee?

Any recommendations for application or for care so I do not have this problem again.
