2018 Roo Seal Stuck to Bunk End

I wanted to open up the Roo this weekend for some planned modding, and the front bunk wouldn't open. I pushed, pried, and eventually had to run a credit card down between the seal and bunk end before I could get it to open.

The seal adhered itself to the bunk end all along the top, and small parts of the vertical seals. Good times

Never seen one do that before. Others have reported the seals sticking but not so they'd damage the seal. One person mentioned the high pollen count and maybe the pollen getting on the seals; don't know if that's a real explanation, though.

Wow, mine have never stuck like that. How long had it been since the beds were last opened? Couldn't imagine it was that long, since it's a brand new trailer.

Looks like your seals are actually damaged now. Definitely contact your dealer for warranty work.

I always rub a little seal conditioner on mine at the beginning and end of every camping season.

Its been closed up for 7 days. I was planning on using 303 seal conditioner, but just didn't get around to it yet. The dealer said they usually put armoral on the seals before they sell them, but haven't recently.

The pollen is very high around here right now, but the rear bunk is fine. Maybe combination of high pollen and warmer temps in the 80's? The rear bunk is shaded from the sun...thinking heat is the main reason.

I'm not sure, but the problem might be the Armor All. It leaves a film on surfaces. It's possible that the film dried in the heat, and then acted like a glue when you tried to open your beds. Just my initial stab at a cause.

I spray pure silicone on the bunk end EVERY time before I fold it up.

Nothing was applied to the seals.

Silicone is inert and dries instantly. It does not attract anything and is harmless to the tenting. It only takes a little bit.

I had that happen to my Roo's slideout seals but never the bunk seals.
Had to use a butter knife to break the adhesion.

We didn't have a slide topper and pollen and tree residue got on the seals.
After we got a topper, never had the issues again.

I have used baby powder in the past. I'd stay away from Armor -all.

No sap, but yes there was pollen. I thought I wiped the bunk ends down before I folded it up. idk

Sorry to break from the subject....but bikendan ,.. did you install the slide topper or how much was the installed price?...was thinking of adding one ...probably worth it right?

The slide topper was way worth it.
Had it done at CW, back in 2007. It was a topper for a 12' slideout so it wasn't cheap.
Around $550, I think.
But it still works fine and never any problems.

I just sold the trailer about 10 days ago and it worked perfectly for the new owners.

I think it should be obvious that something dried on the sealing edge of the bunk end and when closed making contact with the seals became stuck. Where I park my Shamrock the heat of the sun contacts the front bunk, not the side or the rear bunk. this could cause tree sap, spilled soda, whatever might have gotten on the plastic sealing edge to stick to the rubber seal.

I always wipe off my bunk edges prior to closing, but only once a year wipe the rubber seals with 303 Protectant ordered from Amazon.

I have a 2018 Shamrock 19. My front bunk wouldn't open this past weekend because the front end seals were sticking too. When I was finally able to get the bunk end open I could see some of the seal was left on the bunk door edging. I keep my camper clean and there was no pollen, sap, soda, etc or anything of the sort on the seals or the bunk end lip. I think it is just a problem with the seal material itself. Pics attached.

I am sorry you've had the problem too. I have a call and email into FR and waiting for a response.

My question to you..... did you install the new seals yourself? And do the new seals resolve the issue?

Yes. I clean my entire bunk ends before folding them back up. The back bunk seal has zero issue... only the front. If it were sap their would be globs or spots and it would be obvious. We have no pollen where we camped. And we don't drink soda. But I guess it could've been whiskey :-)
