ROOF SEALING Question Again!

Snowbirding once again and need to seal/condition roof while I'm here in FL. Naturally it's been asked numerous times...what should I use; what's the best, etc.
I've looked online for products and also local chain stores. I found this product at HD and only wondering if anyone has tried it on their roof. It's called LANCO ULTRA SILICONIZER.
A 5gl is around $200. which seems like a good price. Online pricing of other products seem to do the same but offer other items in their packages like Primer, Seal Tape bringing the $ much higher. The LANCO does not need to have primer applied. Application is basic like other products, tape off; seal tape (I would need to purchase); brush; apply with roller. A second coat is not needed. Owner preferance.
My unit is a FR with the rubber membrane (I believe that's what u would call it) roof. I will clean it with Dawn detergent before I apply.
I have read instructions on a few products online and this LANCO in the store. As many of you know the temps here in FL aren't the greatest right now but will be soon. I'm just doing some homework in the mean time and wondering if anyone has used this product.
I've watched video's of the process, so I know what I'm up against...but any suggestions, directions that I've missed are more than welcome.

Make sure a silicone product is compatible with your rubber roof. I did not think they play well together or at least if they do then your future caulking has to use a silicone compatible product.

Having just applied Hengs Rubber Roof Coating to my epdm rubber roof this fall, there are a few other roof coatings that are compatible with rubber roofs.

Whatever product you decide to use, prep is critical and only use the cleaning products they specify and do not use what you have around the house unless it is allowed by the roof coating manufacturer. If in doubt, call the roof coating manufacturer

I've read more than one post of failed roof coatings and a common theme was they preped with cleaners they had at home and failed to follow directions. Just sayin

Now that u mention the material of the roof.....how do know exactly now what I do have?
 
Knowing what roof membrane you have is imperative to what you put on it. EPDM rubber membranes take something completely different than others and the manufacturer of my TPO membrane (Alpha) recommends not treating it with anything.

Did you buy your R/V new? You should have received paperwork stating the membrane manufacturer as well as, warranty paperwork since most roof membranes have a pro-rated 10 year warranty.

This may help... pull a roof vent trim and look at the back of the membrane...

I’m second owner (no paperwork). It’s a 2014 ForestRiver XLR TOYHAULER.

You can drop the return air from the a/c in the ceiling and you will see some of the roof material. Also you can drop the trim in the bathroom ceiling around the vent or skylight to see the roof material.

My roof is a TPO roof and the manufacturer does not recommend applying any sealer. Just keep it clean.

I should have been more specific,
As mentioned by Bob... pull the roof vent trim from the INSIDE of a roof vent and you'll see the edge of the membrane.
 
This a link to my DIY EPDM roof coating project. Maybe it will help some.
 
Great advice given above. Determine your roof membrane. An alternative to a full roof coating is touching up your self leveling caulking. But a roof coating project is not hard, however expect some elbow grease and a few days of work with dry weather.

I touched up my epdm roof with dicor self leveling caulk starting in about the 10th year of its life. Then again in its 14th yof. Finally, last year in its 18th year I found some spots on the flat surface so I knew it was time for a coating.

I did not want a coating product that needed a primer but went to my rv dealer to buy the dicor roof coating product anyway. The shelf space for it was empty. My dealer said they could get it but they had other customers who have used Hengs Rubber Roof Coating with good results so I went with that - no priming required.

I use Murphy's oil soap, it's not harsh, cleans well and provides a light oil to the roof to keep it soft. Costs a lot less than what you get at the RV Supply.
 
With that kind of roof, the only thing that needs treated is the seems, around vents, the roof vents. Yes, wash the roof, actually the whole RV. Because what runs off the roof down the sides. If the roof is tore or damaged then it's a different thing.
