Windjammer w/ rotten back wall

Embarrassing to post this. We just bought a 2011 Windjammer 3001 from what we thought were trustworthy friends. We looked at the trailer before we bought it and I thought I had looked at everything. Didn’t find any soft spots and no water damage in the places I looked. We asked if there was anything wrong with the trailer that we needed to know about and they said there wasn’t. We agreed that if there was something found they would make it right. Long story short while I was rewiring the power center I went to open the back window and found that the wall was literally rotten all the way to the top of the back windows and the last foot and a half of the floor rotten. I’ve spent to much money on the trailer to scrap it. I was wondering what the best way to fix this problem was?
 
The leak is coming from the window in the back wall. From the roof to the top of the window is dry.
 
Plus the wall is totally rotten from there down. I was thinking about seeing how much it would cost just to put in a new floor and back wall.

Keep in mind, the floors in most units are the first thing down and then everything is built on top of it. It would be costly to replace an entire floor.

You can patch part of a new floor in and replace the back wall. Many have done so and there are prior threads on doing it. You'll need to save any skin on the outside as well as, the window, lights, etc.

I had an old Layton TT that I did the front wall many years ago.

A totally new floor is very expensive. You don't have anything at the back of the trailer under the window, so it's possible that you could do a patch. Check out YouTube videos to give you an idea of how to do that.
Having a window leak is common and the people who sold it to you likely didn't know of the damage. It's very unlikely that you could have discovered the damage before you bought it.

Having a shop fix this will be very expensive and possibly take months to fix.

Hope your friends do make it right!
 
This is what I’m dealing with. My thoughts were to make a kind of entertainment system in this spot. Patch the floor. Frame out the back wall and put up thin pieces of different hard woods in varying widths and lengths. That way I have a place to put a bigger TV.
